Advancing As-Built Documentation: The Role of Laser Scanning in Capturing Reality

Introduction

In the realms of construction, architecture, and engineering, as-built drawings hold a pivotal role. They are the blueprints that reflect the final constructed state of a project, capturing every alteration, addition, and deviation from the original design. With the advent of advanced technology, the creation of these crucial documents has undergone a significant transformation. At the forefront of this change is laser scanning technology – a method that is revolutionizing the way professionals capture the true essence of their completed projects.

The Advantages of Laser Scanning for As-Built Drawings

Traditional methods of creating as-built drawings often involve manual measurements and can be time-consuming and prone to human error. Laser scanning, however, introduces a paradigm shift. This technology boasts unparalleled precision, efficiency, and the ability to capture a wealth of data in a fraction of the time. Laser scanners use light to rapidly measure distances to surfaces in a building or site, creating point clouds of data that form the basis for highly accurate and detailed as-built drawings.

The Process of Laser Scanning for As-Built Drawings

The process of using terrestrial laser scanning (TLS) for creating as-built drawings begins with the careful planning of scanning positions to ensure comprehensive coverage. As the scanner rotates, it emits a laser beam that touches surfaces and returns to the scanner, capturing millions of points per second. These points, known as a point cloud, are then processed using specialized software to create a digital twin of the structure – an exact 3D replica from which as-built drawings can be generated.

Case Studies: Success Stories in Laser Scanning

Across the globe, laser scanning has been instrumental in documenting historic renovations, large-scale industrial projects, and intricate architectural endeavors. For instance, in the restoration of a historic monument, laser scanning provided detailed insights into the structure’s intricate features, enabling architects to plan restoration works with unprecedented accuracy.

M3S Surveys have been involved in carrying out measured surveys in Poland over the last 5 years. These range from residential property, hotels to large historical sites in cities including Kraków, Warsaw, Gdańsk, Katowice, Wrocław, Łódź and Kielce plus many smaller towns and rural areas. Our primary method of survey is via laser scanning. This allows the team to collect large amounts of data to create a point cloud. From the point cloud the M3S team can create measured survey drawings and 3D models. Our measured surveys include floor plans, elevations, cross sections and Revit models. Our team that is located in Poland can be on site within short notice. (*Our site is also available in Polish: Polish Language Website – https://www.m3s-surveys.com/pl/strona-glowna/ )

Our clients in Poland and the UK clients also receive TruViews via the Leica LGS format – these can viewed with a free piece of software from Leica Geosystems called TruView Viewer (PC only). This allows each scan station on site to be visited from your desktop, mark up and take measurements along with the ability to insert an IFC file within the LGS point cloud version of the export. A basic example of this can be viewed in the following video:

2021 So Far….Laser Scanning, more Laser Scanning & Reflection

Well 2021 so far has been busy, carried on from the busy end of 2020 in to 2021 with plenty of laser scanning in the UK and Poland. The last 12 months with Covid have been a real roller coaster but thankfully due to the nature of many surveys taking place either out doors or in empty buildings many jobs have still managed to continue. At M3S Surveys we are seeing an increase in demmand for laser scanning on smaller sites such as residential proprties that require detailed elevations, cross sections along with floor plans. All of our clients also recieve TruViews in the LGS format to allow them to view each scan station which can be shared with all the professional services involved in the project. One other advantage of the TruView LGS Viewer is that IFC can be load in and viewed against the point cloud.

Laser Scanning – TruView LGS Point Cloud Viewer & IFC File

Surveying Tools & Deliverable Files

Laser Scanning – fast, accurate collection of all the visible points that is registered together to create a point cloud of your project.

Photography – we can capture standard high resolution imagery and a range of 360 images depending on the job specification.

UAV Photography – our partners in the UK & Poland are fully liscenced and insured to fly. The M3S team have years of experience on UAV projects including flying fixed wing and processing data.

Photogrammetry – the imagery captured with the UAV and terrestrial photography can be merged in specialist software and combined with laser scan data and/or points surveyed using a total station for scale to produce high resolution ortho photos and models.

Land Surveying – survey control and topographical data captured.

2D & 3D Drawings – supply both 2D and 3D drawings and topos.

The majority of the sites have been large homes and outbuildings, all in various different conditions and states of repair. Using a wide range of the latest technologies including laser scanners, total station, GNSS, cameras and UAV we are able to capture the as built conditions on site. This allows the team to then create a range products the client can use themself, share with their engineer, planning consultant, architect and interior designer. Our Survey For Renovation Projects – Engineers, Planning Consultant, Interior Designer, Quantity Surveyor & Architect , allow the data to be captured safely and quickly on site with the various products being delivered and shared with various professional services. The LGS TruView has continued to prove very popular allowing anyone with a PC to install free to use software called Leica JetStream Viewer. This software then allows the LGS file to be attached and you can navigate through each scan station and take measurements and mark up areas.

Happy New Year from M3S Surveys Ltd – Laser Scanning & Surveying 2020

The team at M3S Surveys Ltd would like to wish all clients, friends and family a Happy New Year. Let’s hope for a far better 2021! With so many problems and hurdles caused with Covid 19, from travel bans, countries closed, businesses on furlough and others closed for good we have managed to battle through the year.

We have managed to carry on with our laser scanning & surveying through out 2020 delivering a range of products including point clouds, TrueView’s, 2D CAD drawings (elevations, cross sections, floor plans etc), 3D models (Revit), Topos and photogrammetry.

The range of industries we are now carrying out laser scanning has expanded further. This now includes engineers, planning consultants, architects, engineers, fabricators – all offering a range of services within the built environment, heritage, construction, food production, water and oil & gas.

Two of the main advantages our clients have found is the speed we can accurately survey with laser scanning (minimal to zero interruption to business, even less out of hours!) and the ability to re-visit the site through Leica Jet Stream Viewer on their desk top.

Here are a few images of some of the work we have been carrying out:
